The Emaar Square Mall project of the world's leading real estate giant Emaar, located in Üsküdar, Istanbul, has been welcoming its visitors since 2017. It includes a shopping center, restaurants, office floors and residences. In 2019, the LEED Gold certified Emaar North Tower, which includes a hotel, was added in connection with the shopping center, and in 2022, the Emaar SkyView project was launched on the 47th and 48th floors of the North Tower, 284 meters above the sea, with an area of 2650 m².
Emaar SkyView project coordination was successfully completed by Diem Engineering Architecture with electrical and mechanical consultants and quality control by Hill International. Diem has thus added a new one to its architectural projects, which are completed by teams of experts in construction projects and make a difference. Testing and performance measurements of the project are currently underway.
How did the Emaar SkyView project start?
As Diem Engineering and Architecture, we have implemented the common areas of all office blocks in Emaar Turkey since 2018. At the end of 2020, the Diem proposal team attended the project development phase of the Emaar SkyView project. The Emaar SkyView project started in 2021 with the tender process.
As Diem, we took part in a different project than our previous projects.
The Emaar SkyView project was different from our previous projects for us. The Emaar SkyView project differed from the others as a more boutique project compared to our previous office, head office buildings, industrial facilities and shopping centre projects.
Canadian GSM company made the architectural design and material selections of the Emaar SkyView project. It was necessary to examine and develop the details very well for the intended visual effect by adhering to the design. It was a project in which it was significant to draw and apply the materials according to the production from the joint detail solutions to each point.
We quickly adapted to the project tracking system
Emaar had a project tracking system that it coordinated with its global team. He had consultants in the fields of architecture, electricity and mechanics. When we, as specialist contractors, prepared our drawings, we first shared our drawings with the consultants over the system, and received comments from them for our drawings, thus advancing the approval process. We advanced the process with technical analysis, manufacturing drawings, material approvals and mock-up presentations. We carried out the field applications by adhering to the design and approvals, following the approval processes together with our customers and their consultants. We passed every production made during the application phase under the control of Hill International and ensured that it was passed to the next stage.
On the 47th floor, floor covering with pebble terrazzo and also the wall covering applications were made by Diem. On the 48th floor, the floor, wall and ceiling applications were completed by Diem. There was a high acoustic ceiling on the 48th floor. About 70 tons of steel fabrication was done by us in connecting the ceiling to the roof. The Emaar SkyView project was an important project for us in terms of the rapid implementation of metal fabrication on the 49th floor of this weigh.
How did we overcome the difficulties encountered in the project?
In front of us was a serious, global and corporate organization like Emaar. There were also difficult processes that required us to work simultaneously with the other contractors that built the hotel. In the project management process, we had to adapt to the project coordination system, which was new to us. We encountered difficulties in the process, but this situation added experience to our team. The project process enabled us to gain more experience with our team both technically and in the construction area.
There were extensions independent of Diem in the processes until he went to the construction area. We had to work in winter conditions. For these reasons, it was necessary to work in the outer terrace area at the 47th-floor level and the production stopped due to the weather conditions. However, as Diem, we trusted our construction team, our coordination and speed, despite all the problems in external processes. We progressed through the construction phase very quickly.
